Gen H typically works from a base management fee calculated on gross revenue, with an incentive component tied to performance against an agreed budget. The exact structure depends on asset size, brand, and scope, and we put the full economics in writing before either side commits.

What is a typical contract length?

We prefer terms long enough for the work to show up in results and short enough that we have to keep earning the relationship. Most agreements are structured with a defined initial term and clear performance and termination provisions negotiated with ownership.

What reporting will I receive, and when?

Ownership receives a monthly financial package including P&L, balance sheet, variance analysis and commercial commentary, plus weekly forecast and pace reporting. Reporting formats can be aligned to lender or partnership requirements.

How long does a management transition take?

A clean transition generally needs 30 to 90 days depending on brand approvals, licensing and systems. We run the first 90 days on a defined plan: stabilize the team and systems, rebuild the commercial plan, then set the forecast and budget.

Are you an approved operator for the major brands?

Gen H operates Hilton, Hyatt and Marriott properties today and has historically operated 20+ brands including IHG and Choice. We maintain direct working relationships with brand teams on standards, PIPs and openings.

Do you manage independent hotels?

Yes. A significant share of the portfolio is independent, including properties in Jackson, Gardiner and West Yellowstone. Independents require a different commercial model, more direct booking work, more distribution management, and we staff for that.

There is no hard key-count minimum. What matters is whether the asset is in a market where our operating and commercial platform can move the number. Small, well positioned independents can be an excellent fit.
